House Rules & Stay Safety

Overview
Every property on Eden's Home has its own house rules, written for that specific home. They are shown on the property's listing page and in your booking details, always read them before you book, because they differ from property to property.
This page sets the baseline rules that apply to every stay on top of those property-specific rules: the non-negotiables around identity, safety, occupancy honesty, and care of the home. Where a listing sets its own detail on something (quiet hours, smoking areas, pets, visitors, pool use), the listing's version governs that stay. Where the listing is silent, this baseline applies.
By confirming a booking, every guest in your group agrees to follow both the baseline below and the property-specific rules on the listing. Breaches may lead to additional charges, early termination of the stay without refund, or both.
Before Arrival
- The primary guest who made the booking must be at least 18 years old and must stay at the property for the full duration.
- Every guest must carry a valid government-issued photo ID and present it at check-in. Foreign nationals must carry a passport with a valid Indian visa.
- The guest count in your booking must be accurate, including children. Only the booked number of guests may stay overnight.
- Bookings are non-transferable. Do not hand over your reservation to another person without our prior written approval.
Check-In and Check-Out
- Check-in and check-out times are shown on the listing and in your booking confirmation. Follow them so cleaning and the next arrival stay on schedule.
- Early check-in and late check-out are subject to availability and may carry an additional fee set by the property owner. Request them in advance through Customer Support.
- If you will arrive late, inform the caretaker or our support team as early as possible. Arrivals after the stated check-in window without notice may be treated as a no-show.
- All payments, including any 50% balance, are collected online through Razorpay before check-in. No cash is accepted at the property.
During Your Stay
- Respect the quiet hours stated in the listing. Where a listing does not state them, keep music and noise down after 10pm so neighbours are not disturbed.
- Smoking is governed by the listing: many homes allow it outdoors only, and some prohibit it entirely. Smoking indoors or in areas the listing marks non-smoking will attract a deep-cleaning charge.
- Pets are permitted only at properties marked pet-friendly. Pets must never be left unattended in the property, and any soiling or damage is charged to the booking guest.
- Alcohol may be consumed responsibly where the listing permits it. Illegal drugs, narcotics, and unlawful substances are strictly prohibited and will be reported to law enforcement.
- Day visitors are allowed only with prior written approval. Overnight visitors beyond the booked guest count are not permitted without a booking modification.
- Parties, events, celebrations with outside guests, and commercial photo or video shoots require explicit prior written approval. Never assume they are permitted.
Pools, Terraces, and Common Areas
- Use pools, terraces, balconies, gyms, and gardens only during the hours and in the manner stated in the listing or by the caretaker.
- Children must be supervised by an adult at all times around pools, terraces, staircases, and balconies.
- Do not dive in shallow pools, climb railings, sit on parapets, or overload hammocks, swings, or terrace furniture.
- Follow the caretaker's safety instructions. Use of these facilities is at your own risk.
Safety and Valuables
- Lock doors and windows when leaving the property. Hand over keys only to the caretaker or as instructed.
- Keep valuables, cash, jewellery, and travel documents secured. Eden's Home and the property owner are not liable for loss of guest valuables left at the property.
- Report hazards, gas smell, sparking sockets, broken glass, leaking water heaters, to the caretaker immediately and do not attempt repairs yourself.
- In an emergency, contact the caretaker first, then local emergency services (112), then our Customer Support team.
- Security cameras, where present in shared or outdoor areas, must be disclosed in the listing. Cameras are never permitted in bedrooms or bathrooms, report any such device to us immediately.
Checkout Condition
- Leave the property in a reasonable condition: dispose of rubbish in the bins provided, switch off appliances and lights, and return keys and access cards.
- Report any breakage or damage before checkout. Honest, prompt reporting is treated far more leniently than concealed damage discovered later.
- Excessive cleaning needs, stains, vomit, glitter or paint, cigarette burns, pet soiling, are charged at actual cost plus a service visit fee.
Damage, Fines, and Eviction
Guests are liable for damage caused by anyone in their group, including approved visitors and pets. Proven claims are supported by photographs, repair estimates, or invoices:
- Minor damage or rule breaches (smoking indoors, unauthorised pet, extra overnight guest), cleaning or surcharge debited against the security deposit or billed separately.
- Significant damage, repair or replacement at actual cost; where costs exceed the deposit, the balance is payable by the booking guest.
- Serious misconduct, illegal activity, violence, threats to staff or neighbours, wilful destruction, leads to immediate eviction without refund and may be reported to the police.
To dispute a damage charge, contact Customer Support with your booking confirmation number and any counter-evidence within 14 days of checkout.
