How Edens Home Pricing Works, Line by Line

Most arguments about price are really arguments about what was not mentioned. The nightly rate looked fine, then a fee appeared, then a deposit, then a refund that was smaller than expected. We would rather you knew every line before you pay.

This page explains each line, in the order you meet them. It is also the page to send to the person who is paying, or to your accounts team.

The short version

• The nightly rate is set by the owner of the home and is shown on the listing.
• Weekend nights can carry an extra amount, shown as its own line.
• Longer stays are cheaper per night: 10% off from 7 nights and 15% off from 14 nights.
• We add a 14% service fee, shown as its own line.
• The total is shown before you pay. You pay online. We do not take cash at the property.

1. The nightly rate

Each home has a nightly rate set by its owner. The listing shows it. Your stay subtotal is the nightly rate multiplied by the number of nights, plus any per-guest charges.

2. Weekend nights

Some stays carry an extra amount for weekend nights. A weekend night here means a Friday, Saturday or Sunday night. By default the extra is 500 rupees per weekend night, and a home can set a different amount. When it applies, it shows at checkout as its own line, for example “Weekend stay”, with the number of nights.

So a Friday-to-Monday stay has three weekend nights, and a Thursday-to-Monday stay has one weekday night and three weekend nights. If your dates are flexible, weekday dates are often cheaper.

3. Per-guest charges

Some homes include a base number of guests in the nightly rate and charge for each guest above that. The listing and the checkout show this. Maximum guest count is strictly enforced, and only the guests named in the booking may stay overnight, so give us the real number.

4. Long-stay discounts

• Stays of 7 to 13 nights: 10% off the nightly rate.
• Stays of 14 nights or more: 15% off the nightly rate.

This applies on every home today and is applied automatically at checkout. It is shown as its own line, so you can see what you saved. Our monthly stays page and our guide to monthly stay, hotel or renting say more about longer stays.

5. The 14% service fee

We charge a service fee of 14% on the stay subtotal. It is charged to the guest and shown as its own line at checkout before you pay. It is separate from the owner’s price. Property owners receive the full stay subtotal, with no deduction from their payout.

Our terms say the fee covers platform operation and technology, guest support and booking management, the AI-assisted chat and booking coordination, and secure payment processing.

The service fee is non-refundable once a booking is confirmed, if you cancel. It is refunded in full only if Edens Home or the property owner cancels.

6. Seasonal pricing

As of November 2026, we do not apply seasonal price increases. The price you see is the price for those dates, plus the weekend extra if it applies. If that ever changes, it will show at checkout as its own line, and this page will be updated.

7. Security deposits

Some homes take a security deposit at check-in. It is held against damage or rule breaches. The listing and your booking confirmation say if a home takes one. If damage occurs, claims are supported with photographs, repair estimates or invoices, and you can dispute a charge within 14 days of checkout.

8. How you pay

• Online only. All payments are collected online through Razorpay. We do not accept cash, transfers to personal accounts, or payment at the property.
• Owner approval first. Bookings are approved by the owner before payment is taken.
• Advance and balance. Some bookings allow a 50% advance at the time of booking, with the remaining 50% paid online before check-in, by the deadline shown at checkout.
• A booking is confirmed only when payment is received and you get a confirmation number. Date holds expire if payment is not completed in the window shown.

9. Cancellations and refunds

Each home has one of three cancellation tiers, shown on the listing and again at checkout before you pay.

Easy	A full refund of the stay amount, minus the service fee, if you cancel at least 24 hours before check-in
Moderate	The same, if you cancel at least 7 days before check-in
Strict	Non-refundable once confirmed

There is no separate processing fee. If the owner or Edens Home cancels, you get a full refund, including the service fee.

Two things catch people out. First, changing dates counts as cancelling the original booking and booking again, so the original tier applies. Please contact us before you ask for a date change, and we will tell you whether the new dates are free and what it will cost. Second, a cancellation by WhatsApp or phone is not valid until it is confirmed through the platform or in writing by email. Our cancellation policy and refund policy have the full detail.

A worked example, with made-up numbers

To show how the lines fit, here is an illustration. These are not the price of a real home.

A home is listed at 5,000 rupees a night. You stay Friday to Monday, three nights, with the default weekend extra of 500 rupees a night.

• Nightly rate: 3 x 5,000 = 15,000 rupees
• Weekend extra: 3 x 500 = 1,500 rupees
• No long-stay discount, because it is fewer than 7 nights
• A 14% service fee is added, and shown as its own line

You see the total before you pay. If you stayed 14 nights, the nightly rate would be 4,250 rupees after the 15% discount.

Always use the real figures on the listing and at checkout.

Who can book

You must be 18 or over to book, and the person who books must stay for the whole booking. Every guest shows valid government photo ID at check-in.
