Renting a Penthouse in Delhi NCR: What to Know
What 'penthouse' really means in Delhi listings, the terrace rules to check, who they suit, and how guest numbers range from a couple's terrace to a 25-guest home.
“Penthouse” is one of the most searched words in Delhi stays, and one of the vaguest. In some listings it means a top-floor flat with a view. In others it means a large home with a private terrace big enough for a party. The price, the rules and the kind of stay are very different.
This guide explains what the word covers, what to check before you book, and how our own penthouses range, so you do not find out at the door.
What “penthouse” means in practice
A penthouse is a home on the top floor of a building, usually with access to a roof or terrace. Beyond that, nothing is standard. When you read a listing, look at four things.
- The terrace. Is it private to the home, or shared with other flats? How big is it, and is it covered?
- The size. How many bedrooms, and how many guests does the listing allow?
- The building. Is there a lift to the top, or is the last stretch stairs?
- The rules. Terraces often have their own noise and hours rules.
How ours range
Our penthouses are very different from each other, which is why the guest limit on each listing matters.
| Where | Typical size | Guests allowed on the listing, 7 November 2026 |
|---|---|---|
| CR Park | Small, a couple or a small family | 3 to 6 |
| Mehrauli | Large | 15 |
| Gurgaon | Large, for groups | 20 to 25 |
| Vasant Kunj | Medium | 10 |
| Greater Kailash II | Large | 20 |
| East of Kailash | Small | 3 |
Most list a terrace or balcony, and nearly all have a kitchen. See penthouses in Delhi for the current list. The CR Park homes are small, a couple or a small family with their own terrace. The Mehrauli and Gurgaon homes are large, and suit groups.
The number on the listing is the maximum number of guests, and it is strictly enforced. Only the guests named in the booking may stay overnight.
Who each kind suits
A couple or a small family (3 to 6 guests). The CR Park and East of Kailash penthouses. A terrace to sit out on, a kitchen, a quiet street. CR Park is about 2 km and 5 minutes from Nehru Place, and its market stays open late.
A group of friends or a family gathering (10 to 15 guests). The Vasant Kunj and Mehrauli homes. Mehrauli is quiet and green and close to Qutub Minar, and Vasant Kunj is close to the airport.
A large group or a team (20 to 25 guests). The homes in Greater Kailash II, Gurgaon and Greater Noida. Gurgaon’s Sector 22 is about 8.5 km and 10 minutes from DLF Cyber City. For a work offsite, read our 12-question offsite checklist.
Distances are measured road distances from the middle of each area at a quiet time of day. Rush hour takes longer.
The terrace rules to check
A terrace is the best part of a penthouse and the most common source of trouble. Before you book, ask:
- What time must the terrace be quiet? Each home has its own noise rules, and some buildings have their own on top of that.
- Is music allowed? Events and parties need explicit prior approval. Never assume they are allowed.
- How many people can be on the terrace at once? This can be lower than the number allowed in the home, for safety.
- Is smoking allowed? Smoking is outdoors only, and only where the listing allows it. A terrace may qualify, but check.
- Can day visitors come up? Day visitors need prior written approval from us or the caretaker.
- Is the terrace covered? In monsoon or in summer heat, this changes how you use it.
Practical things people forget
- Stairs. If a building has no lift to the top, say so to anyone with limited mobility. Ask before you book.
- Heat and rain. An open terrace in the middle of a summer afternoon is not pleasant. Ask which parts are shaded.
- Cooking. Most penthouses have a kitchen, but ask what it includes if you are cooking for a group.
- Parking. Most of our homes have parking. Check the one you want.
- ID. Every guest shows valid government photo ID at check-in, and the booker must be 18 or over.
What it costs
The nightly rate is set by each home’s owner and shown on the listing. Weekend nights, which are Friday, Saturday and Sunday nights, can carry an extra amount, shown as its own line. Stays of 7 nights or more get 10% off the nightly rate, and 14 nights or more get 15%. A 14% service fee is added and shown before you pay. Our guide to how pricing works explains every line.
Compare the total for the nights you want, not the headline rate, because weekend nights, extra guests and the service fee all change it.
Booking and cancelling
Bookings are approved by the owner before payment is taken, and payment is online. We do not collect cash at the property. Each home has a cancellation tier, Easy, Moderate or Strict, shown on the listing. Changing dates counts as cancelling the original booking and booking again, so ask us before you change anything.
